Terms & Conditions

1. Rates & Taxes

All room rates, charges, and fees are quoted in Saudi Arabian Riyals (SAR) and are subject to:

• 5% Municipality Tax (MT)
• 15% Value Added Tax (VAT)

VAT applies to both the room rate and MT.

2. Reservation Guarantee & Payment

• All bookings must be guaranteed with a valid credit card. 
• Full prepayment (including VAT and MT) will be charged to the guest’s credit card 72 hours prior to the scheduled arrival date, or on the spot if booked later. 
• In the absence of a credit card, a bank transfer will be required. 
• Guarantee policies may vary based on season or promotional rates. 

3. Cancellation & Modification Policy

• Cancellations or modifications must be made at least 72 hours prior to the scheduled arrival, by 6:00 PM KSA time. 
• Late cancellations or no-shows will be charged the full cost of the stay, including applicable taxes. 

4. Early Arrivals & Late Departures

• To ensure immediate access for early arrivals, we recommend booking the room for the night prior. 
• For late departures, booking an additional night guarantees extended use. Alternatively, we offer luggage storage and changing-room access. 

5. Additional Guests & Children

• One child below the age of six can stay in their parents’ room. Children aged twelve years and over will be charged SAR 150 per night, plus VMT and MT. The maximum capacity of each room is two adults and one child. Connecting rooms are available for larger families and older children. 
• Children’s Meal Policy:
  • Under 6 years: Complimentary when dining with an adult.
  • Ages 6–12: 50% off adult menu pricing; standard children’s menu pricing applies.
  • 12 years and above: Full charges apply. 

6. Taxes & Fees

• All rates are exclusive of applicable taxes, which are mandatory and include VAT and MT as outlined above.
